The legal terms governing your use of OwningCost. Educational use only, no warranty, calculators are estimates — and a few other things lawyers care about.

By accessing or using OwningCost.com (the "Site"), you agree to these Terms of Use. If you do not agree, please do not use the Site.

1. Educational use only

The Site provides calculators, articles, and other content for educational and informational purposes. The content is not professional advice. We are not a lender, mortgage broker, real-estate agent, financial advisor, tax professional, attorney, or insurance agent, and nothing on the Site constitutes such professional advice. Always consult qualified professionals before making housing, financing, tax, legal, or insurance decisions.

2. No warranty

The Site, calculators, and content are provided "as is" and "as available" without any warranty of any kind, express or implied. We do not warrant that the Site will be uninterrupted, error-free, or secure, that defects will be corrected, or that the Site is free of viruses or other harmful components. Calculator outputs are estimates based on user-entered inputs and built-in defaults; actual results in real-world transactions will differ.

3. Limitation of liability

To the maximum extent permitted by applicable law, in no event shall OwningCost, its operators, contributors, or affiliates be liable for any indirect, incidental, special, consequential, or punitive damages, including but not limited to loss of profits, data, goodwill, or other intangible losses, arising from or in connection with your use of the Site or reliance on its content. Our total liability for any claim arising from your use of the Site shall not exceed one hundred U.S. dollars.

4. User conduct

You agree not to use the Site for any unlawful purpose; not to interfere with or disrupt the Site or servers; not to attempt to gain unauthorized access to any portion of the Site; not to scrape or systematically extract content for commercial purposes without written permission; and not to use any automated means to access the Site in a manner that imposes an unreasonable load on our infrastructure.

5. Intellectual property

All content on the Site — including text, graphics, logos, and software — is the property of OwningCost or its licensors and is protected by copyright, trademark, and other applicable laws. You may use the Site for personal, non-commercial purposes. You may share links to pages on the Site freely. Reproduction or redistribution of substantial content for commercial purposes requires written permission.

6. Third-party content

The Site may include links to third-party websites or reference third-party content. We are not responsible for third-party sites and do not endorse them. Your use of third-party sites is at your own risk and subject to their terms.

7. Calculators and inputs

Our calculators run in your browser and process inputs locally (see Privacy policy). Calculator outputs are based on the inputs you provide, the defaults documented in the Methodology page, and standard formulas. Outputs are estimates only. Differences between calculator output and actual mortgage terms, tax bills, insurance premiums, or other real-world figures are normal and expected.

8. Indemnification

You agree to indemnify and hold harmless OwningCost and its operators from any claims, damages, liabilities, costs, or expenses (including reasonable attorneys' fees) arising from your violation of these Terms or your misuse of the Site.

9. Changes to these terms

We may update these Terms from time to time. The "last updated" date at the top reflects the most recent revision. Continued use of the Site after a revision constitutes acceptance of the updated Terms.

10. Governing law

These Terms are governed by the laws of the State of Texas, United States, without regard to conflict-of-laws principles. Any dispute arising under these Terms shall be resolved exclusively in the state or federal courts located in Collin County, Texas, and you consent to personal jurisdiction in those courts.

11. Severability

If any provision of these Terms is held invalid or unenforceable, the remaining provisions shall remain in full force and effect.
