Scenario Assistant.

Describe your situation in plain English — income, savings, what you're considering. The Scenario Assistant translates it into calculator inputs, runs the math, and explains the result.

What it does.

The Scenario Assistant is the fastest way to get a useful answer from OwningCost. Instead of opening four calculators and entering inputs across each, you describe your situation once. The assistant identifies the right calculators, fills in the inputs from your description, runs the math, and explains the output in context.

The math is always the same as the underlying calculator. The assistant's job is to make the right inputs easy and to surface what's driving the answer.

I make $135K, my partner makes $85K, we have $90K saved. Looking at homes around $525K in Frisco. Can we afford it comfortably?
Setting up the affordability calculator with: $220K combined income, $90K down, ZIP 75034 (effective tax ~2.0%), $300/mo HOA, current rate band 6.75%. Computing comfort tiers + risk score now…
At the Comfortable tier (28/36 DTI), your max price is around $520K — right at the edge of what you're considering. The House Poor Risk Score on the $525K home with these inputs comes out to 34/100 (low–moderate), with reserves as the strongest factor and rate sensitivity as the weakest. The Texas tax rate raises hidden cost exposure to about 38% of the monthly bill — meaningful but not alarming.
One adjustment to consider: if you can move reserves up to 6 months of full housing cost (about $25K beyond the down payment), your risk score drops to 21. Want me to show the full breakdown or run a scenario at $475K instead?

What it doesn't do.

It doesn't generate numbers. Every figure it shows you came from a calculator computation that you can audit by clicking through. It doesn't give legal, tax, or financial advice — it explains housing-cost math.

Underlying tool

The math runs in the Affordability calculator.

This AI tool sits on top of a real calculator. The numbers it shows you come from deterministic math, not from a language model's pattern matching. While the AI version is in development, the underlying calculator is fully live — you can run the same math today by clicking through.
